From choosing the perfect home design to suit your needs, to finalizing the details, collecting your keys, and starting your new life, our goal is to make the entire process of building your new home truly unforgettable and exceptional.
You start your path to create your own house here! Whether your inspiration came from one of our Display Homes or a floorplan on our website, the next step is to meet with one of our seasoned New Home Consultants at The Grand Home. We will work with you to investigate all the possibilities—including inclusions, façade alternatives, alternate floorplans, and upgrades—to realise your dream house.
Once you have chosen your desired new house design and finished a site assessment, should you be intending a knockdown rebuild? Your The Grand Homes Sales Consultant will help you to finalise the preliminary building tender. Before the final building contract, this tender provides a basic estimate and lists the inclusions, specifications, intended custom improvements, and related expenses. Signing and approving the preliminary building tender together with a $2,000 initial deposit will help us to finalise your tender plan set and forward the process.
This is your opportunity to give your new house your own originality and artistic flair. Working with one of our specialist, your first appointment—which lasts roughly three hours for single-storey homes and four hours for double-storey homes—will walk you through any update needs as well as the finalising of the specifics for your internal and external colour schemes. We provide packing ideas, inspiration, samples, pictures, or a list of must-haves to maximise your visit. These will enable our Colour Selection Specialist to offer customised recommendations to enable you to get the ideal appearance for your house. Following the visit, any suggested upgrade variants will be forwarded to you in a variation document together with pricing. This will afford you time to go over the choices before to your tender appointment. Following your Colour Selection visit, you will get an email with your draft Colour Selections together with images of your internal and external options for your records.
Your next visit to our Harmony Gallery will be with one of our Tender Presenters. These experts in analysing your blueprints and customising your cabinetry layouts and electrical plans can help your lifestyle be better fit. Your appointment will have ended with a thorough review done with your Tender specialist. This will cover choices for joinery, an electrical design including heating and cooling options. You will also review and finalise your colour choices and any deviations from your colour choosing appointment. All the alternatives you have selected will be finalised for your signing on the same day, priced during your Tender appointment, time allowing. You will be booked for your Contract Signing session once you have approved of your choices. After that, ahead of your Contract Appointment, your Contract Drawings and Contract Tender will be ready and forwarded to you together with your HIA Contract.
This appointment aligns with the 5% contract deposit due. Lender details will be confirmed during contract signing. You can pay via bank transfer, bank cheque, or money order at that time.
Assuming it is accessible and the title is registered, we will final examine your block of land and compile documentation once your contract is signed. This process covers soil testing, a feature survey, the engineer's design, council and waterboard property information, town planning permits (if relevant), developer approvals (if relevant), building permit assessments, and publication of site-specific working drawings for your review. Once you have finalised all of your cost estimates—including site work and the finishes you have chosen—you will need to get official financial permission from your lender. Before we can start building your house, we must get official written evidence of unwavering financial capability. Once we have all the required papers, we will complete a last review to generate your final construction plans and colour choice parameters, which you will need to examine and accept with a last sign-off to get the building permit. This is the time when your old house will be cleared and a clean block of land will result from your demolition of an existing house to build again. Please find further details on our knockdown rebuild page.
After getting your building permit, we will transmit the Stamped Plans, owners warranty insurance, and building permit itself to you. These records will directly be needed by your bank or finance broker. Bravo! Your file will now be passed to our Construction Support staff, who will function as your main point of contact. They will help you across the rest of your building adventure.
At every stage, our committed Construction Support Team will be with you closely working with our building team to give timely updates and answer any queries you could have. Our staff of Site Managers promises you to build your house to the best standards and on schedule. We will make sure your structure satisfies the most exacting standards at pivotal points of building. Apart from our frequent quality control checks, we will involve qualified outside inspectors to carry out onsite quality and compliance evaluations. This dedication is a part of our will to provide you, without exception, a top-notch new home. From the foundation to the much expected handover, you will see your empty lot transformed into your new house over the building process, following five main stages below. Now that building has started, first-time house owners can apply for the First Home Owner Grant!
Laying the Foundations of Your Home Site work will be finished on your block in readiness for the concrete slab and footings, therefore providing the basis of your house. Your first 10% progress payment will be payable after this stage is finished.
Carpenters will keep working at this level creating the wall framework and installing the roof trusses. A second progress payment of fifteen percent of the total cost is owing upon completion.
At this point, the façade of your residence will start to materialise. The windows, external doors, roof tiles, and stonework will be completed to ensure your house is fully secured and locked. Upon completion of this stage, a third progress payment up to 35% of the total cost is due.
Our professionals will focus on the interior details once the exterior of your home has been completed and secured. This phase encompasses plaster, cornice boards, architraves, internal doors, and cabinets. Upon completion of this phase, a fourth progress payment of 25% of the total cost is required.
As you pack boxes and organise your relocation, our construction crew will concentrate on finalising details, like painting, tiling, and installing mirrors and shower screens. Upon completion and readiness, you will receive the requisite occupancy certifications and final invoice. You will be invited to a final walkthrough (PCI) with your Grand Home Site Manager to confirm that your home fulfils your expectations. We will now schedule your handover date and endeavour to complete all outstanding tasks and adjustments promptly. The transfer will occur at your new dwelling, where you will confer with your Grand House Site Manager to get the final documents, including compliance certifications and appliance manuals, as well as the keys to your new home. The last progress payment of 10% must be finalised before the handover date.
